Park model homes remain under 400 sq. ft. to be called as a recreational vehicle under most federal and state laws. The requirement in Canada is to remain under 540 sq. ft. in order to qualify. If it exceeds that size, it will be called a manufactured home and will be subjected to different tax and regulations. A lot of units feature slide-out or tip-out bays. This collapses into the unit for travel and can be expanded outward when in a steady position or when parked. This increases the living space.

Park model floor plans are designed to remain under the limit when adding bays. The basic idea is that when a homeowner wants to stretch a plan, the width may need to be narrowed. If they want to widen the plan, the length has to be shortened. A park model home has steel tie-down straps for attachment to the ground anchors. These are required to meet local zoning or mobile home park regulations.
